All masonry buildings require regular maintenance, including spot grinding and re-pointing.
All contemporary masonry buildings need professional masonry sealant applications to reduce moisture intrusion, especially Split Face Block and concrete block buildings, also called CMU (concrete masonry unit).
Contemporary masonry buildings are constructed with Portland cement-based mortars. Portland cement was developed in the 1950's to make historic lime/sand mortars harden more quickly.

We evaluate flat roof membranes on a weekly basis that are in good condition, but have wet and rotting plywood underneath caused by moisture intrusion and condensation.
Condensation occurs naturally because of temperature differences between the thin roof membrane and the thermal mass of the masonry walls and various materials beneath the membrane.
Inadequate ventilation of the roof system exacerbates the condition. To fix this we install a linear vent on the parapet wall into the perimeter of the roof system that exhausts excess heat and moisture vapor.
